The host, 56, was showing couple Sarah and Martin around rural properties in the South West county.

Sarah, a retired designed and Martin, who manages a chemicals company, have been married for almost 30 years and wanted to move from their  five-bedroom 90s home in Milton Keynes to Somerset.

Their budget was £500,000 and they wanted a minimum of three bedrooms, open plan living with a kitchen diner and an acre of land.

Nicki started off by showing the couple an 18th century cottage, but while Sarah said it was “very pretty” she was concerned by the size of the bedrooms and that the house was semi-detached.

But things soon took a turn for the better. On seeing the second property, a 19th century thatched roof home, Sarah broke down in tears as soon as she arrived.

She dubbed it “utterly charming” and said: ”I’m like a young child on Christmas morning about to rip open the paper and see what's inside. It's so amazing. It's just everything.”

Nicki, went to comfort her, and Sarah began dreaming up the perfect family Christmas in the house. She added: “When you find a house that you love it doesn't matter, you just make it work."

The third and final property was a converted barn dating back to the 1800s and had the asking price of £495,000.

Nicki urged the couple to keep an “open mind” and consider its potential, but they had their hearts set on the previous property.

Martin said: “You instantly know when you look at a property and you're able to make compromises.”

The couple put in an offer on the second home and it was accepted.
