United are offering Sanchez, 29, a whopping £350,000-a-week wages, a £25million signing on fee and will reportedly give him the iconic No7 shirt.
His agent, Fernando Felicevich, will also earn £5m.
The Red Devils are prepared to meet Arsenal's £35m asking price by offering Mkhitaryan in a straight swap - some reports claim there would be no transfer fee on top.
The Armenia playmaker's agent, Mino Raiola, told: "Manchester United are not going to sign Sanchez unless Mkhi agrees to join Arsenal."
Raiola claims Mkhitaryan, 28, is still weighing up his options.
He added: "Mkhi is going to do what is best for him. He has two-and-a-half years left on his contract, so it's his decision."

Mkhitaryan is reportedly unsure about joining Arsenal because he would have to take a pay cut.
The Gunners' league position is also an issue, as is the lack of Champions League football.

Mkhitaryan was left out of the squad for United's 3-0 win against Stoke last night.
Jose Mourinho admitted his decision was due to "doubts about his future".
He said: "I would lie if I said it was a pure tactical decision. It was just a choice of the players that we know, in this moment, they have 100 per cent their heads in Manchester United.
"I don't think it's easy for a player to play when there are doubts about his future.
"It's added pressure that a player doesn't need, so I think it's the best for him and for us, while the doubt is in the air, to protect him."
Arsene Wenger claimed Sanchez's future would be decided before Wednesday.
But since then, Manchester City have pulled out of the race.
