Tiny 6ft x 4ft Norfolk beach hut that’s completely empty goes on sale for £60,000 – that’s £2,500 per square foot!

Timber cabin sits on award-winning beach at Wells-next-the-Sea in Norfolk

A TINY beach hut that measures just 6ft by 4ft has gone on the market for £60,000.

The brand new timber cabin stands completely empty and has no services - yet, at £2,500 per square foot it’s more expensive than London’s Mayfair.

But it can command such a high price because of its location - on an award-winning beach.

Last year Wells-next-the-Sea in Norfolk was hailed as Britain's Beach of the Year.

The award stated: "North Norfolk's prettiest little town is having a moment. What you'll find is an immensity of flat sands stretching away towards an often distant sea, backed by a fragrant forest of Scots pines and fringed with the cutest beach huts in Britain."

The current owners recently demolished the ramshackle hut that was in the Number 29 plot and replaced it with a brand new one, but have not added any furniture or fittings inside.

The hut sits on stilts and has a 4ft by 2ft verandah, a hinged wooden shutter and lockable door. It is a few minutes walk from the beach car park and has spectacular views of the East Hills.

Included in the price is a 15 per cent plus VAT commission that has to be paid to the beach owner, Pinewood Partnerships, the trading arm of the Earl of Leicester's Holkham Estate.

There is also a £350 annual licence fee to pay to Pinewood.

Kevin Sisman, from estate agents Belton Duffey which is selling the hut, said: "The owners are selling due to lack of use but the hut that was there was pretty ramshackle so they took that down and put this new one in.

"It's completely empty. Some of them have little kitchenettes, some people have a counter at the far end and a little gas stove and then usually a drop-down table with benches either side.

"The huts don't have any services, there's a water tap on the beach and a toilet block about a third of a mile from this hut.

"No overnight stays are permitted and the local estate do actually police it and make sure people are not there at night.

"Sixty thousands pounds might seem a lot but that's what they sell for and that money is not lost - the huts retain their value.

"The beach at Wells is beautiful. We tend not to get much interest over the winter months but I expect it to pick up now.

"It's just a stunning place to be."

It is thought the most expensive beach huts in Britain are in Mudeford in Christchurch, Dorset, which can sell for about £270,000. But the Mudeford huts are nearly three times the size and can sleep six people in for overnight stays.
