THE "world's tiniest" island has been put up for sale and could be yours for less than the price of a house.
Isle Fraser, which is located on the Saint-Laurence River in Quebec, Canada, will cost you just $415,437.
The house, which was built in 1898, has remained in its original state.
It is situated approximately one hour from Montreal and 45 minutes from Ontario, while it takes just 10 minutes to reach the state of New York.
The only way on and off the island is by boat, although there is easy boating access to marinas, restaurants, and parks nearby.
Whoever is lucky enough to call the one-of-a-kind property theirs will be treated to breath taking views of the surrounding lake from all areas of the island.
The main building covers approximately 2,000 square feet and was built with tongue and grove pine in all the rooms.
The main focal point of this fabulous place is the large rap-around porch, which is perfect for both sunsets and sunrises.
The house boasts a kitchen with a propane fridge and stove, while there is also a pantry and a beautiful screened in sunroom with 360-degrees water view.
In addition, there are two other rooms on the main floor, measuring 12 foot x 17 foot each.

However, there is no electricity or plumbing in the main house.

The bathroom also includes a large farmer sink, clawfoot tub & shower - with hot water provided by a propane tankless water heater - and a compost toilet.
With the island being smack bang in the middle of a lake, its location is best known for fishing, canoeing, kayaking, hunting and swimming.
