Homeowner splashes £250k to transform rundown three-bed home into plush five-bed pad with two huge extensions

A WOMAN has splashed £250,000 to transform her rundown three-bedtoom home into a luxurious five-bedroom pad with two extensions.

Katy Wilson, 36, spent years planning the incredible overhaul - and included two en-suites, an office and a roof terrace.

She bought her detached 1930s house in Derbyshire in February 2015.

While the outside was impressive, the inside of the house needed a lot of restructuring.

The work, which started in 2018, included a two-storey side extension with two new bedrooms, two en-suites, an office and a roof terrace.

The homeowner also added a single storey extension with a new kitchen, utility, toilet, snug and playroom.

Katy told LadBible: "The trickiest part was going through planning to get the external cladding on the house passed - we eventually got this through.

"My favourite room is our bedroom because we added a partition to house the television and the other side for a beauty station.

"We also added an inbuilt wardrobe with sliding wardrobe."

She stripped back the rest of the property to plaster before rewiring and adding bespoke joinery and underfloor heating across the house. 

While renovating, Katy also decided to change the external facade of the property and give the garden a new look.

She documented the project on her - gaining more than £48,000 followers.

Katy added: "Inbuilt storage or bespoke carpentry doesn't cost the earth, and can really elevate a space. I would always recommend storage solutions as part of your project planning - and trust me, you will thank yourselves later.

"Research is so important - good preparation brings less stress further down the line."

She is encouraging more people to renovate their properties themselves, saying it can make you save money and can be satisfactory too.

Katy added: "It isn't as scary as you think."

The homeowner estimates the cost of the project, as well as landscaping the garden, was £250,000 - but said it was all worth it.
