THREE pals have made a fortune after sprucing up a boring London flat by simply painting it black – with the luxury “lad pad” now worth more than £1.3m.

The incredible transformation stunned DIY fans after the property investors netted a hefty profit off their swanky renovation.

With a slick black paint job and modern facelift, the property investors made over £350,000 off their hard work

Complete with a fancy roof terrace, the amazing makeover saw a dull Camden flat turned into a slick modern home.

The million-pound facelift started when property investor Bill Patel decided to buy a home with his two best friends to turn into their dream bachelor pad.

Bill said the group went ahead with buying the house in January, 2020 because they were “all single, loving London, and wanted to create a ‘lad pad’.

“I’ve been a property developer for 10 years and started with £0.

“I have built a substantial portfolio in that time, which now consists of more than 180 tenancies,” he added.

But while the trio were clearly successful in building the luxury flat, the DIY experts eventually had to move out after they ended up getting “lockdown girlfriends”.

The move saw the group’s hard work pay off – as they sold the property for a whopping £1.3 million.

After landing the home for £850,000 and spending around £120,000 on the transformation, this sale saw the lads net a tidy profit of £370,000.

When they first bought the house, the master bedroom was fitted with off-colour yellow walls, white curtains and brown furniture.

But by the time the investors were done with it the room looked brand new, completed by a feature wall, swanky paintings and potted plants.

Downstairs, the main front room used to be filled with ancient furniture and faded cream wallpaper.

But the DIY investors cleared the room out, replacing the décor with plenty of open space and clean laminate flooring.

While the kitchen used to look like it belonged in the previous century, the renovation saw practically everything substituted.

Now fitted with a modern design and a breakfast bar, the kitchen is completed with an exposed brick wall.

The coordinated colour scheme throughout the home adds to the luxury, and saw the transformation praised by stunned property enthusiasts.

Taking to TikTok to share his design, Bill said: “I bought this house in Camden Town, painted it black and turned it into this.”

The video has racked up more than 13,000 likes so far as his followers applauded the amazing renovation.
