Waterfront home perched on 5ft stilts with own mooring for River Thames boat trips on market for £2.25m

A STUNNING home on the banks of the River Thames that is perched on 5ft stilts has gone on the market for £2.25m.

The Shack in the village of Wargrave, Berks was built four years ago to replace a 1930s house on the same site that was in a poor state of repair.

The new property has been described by Edward Welton, from estate agents Knight Frank as "very cool" and "uber contemporary".

The high-tech home has a system that controls the underfloor heating, air conditioning, LED lighting and speakers and CCTV with infrared cameras and a remote door entry system.

The owners have even built in bat roosts on the walls of the new building for the bats from the old house.

The house has 2,078 sq ft of accommodation with an open plan kitchen/dining/sitting room and snug, three bedrooms and two bathrooms.

It also comes with a mooring on a backwater that gives the new owners direct access onto the river.

And it has grounds of about one-third of an acre and the raised terrace means owners can enjoy being outside even if the river floods.

Edward Welton continued: "The house is on mains gas but the air conditioning system is done through an air source heat pump.

"It's very high tech with a control 4 integrated system with audio, TV, satellite, internet and security, it's got everything.

"You can't see the speakers and it has all been really coolly designed.

"It's in a beautiful, peaceful spot with direct water access. It's on a little backwater.

"It takes about a minute to walk to the end of your garden, down some little steps and then you can get in your boat and paddle off onto the Thames.

"You could probably keep a small motorboat there if you didn't want a row boat but there isn't enough space for a big boat.

"The house is raised off the ground on stilts for flood defences, if you want a house on the river that's what you have to have now.

"The ground last flooded in 2014 and the house was well clear of that, and that was the worst it had been for 100 years.

"Even then a 4x4 could get through it, so you might need a Land Rover as well if you want to buy this property.

"But it's the perfect property for a professional couple that want to be by the water, it has good links into the city.

"It would be a great second home - a party house or a get away from London house."
