Win at home with these tips to pep up property
WHEN selling a property everyone hopes to make a tidy profit.
But if your home looks cluttered and in need of work you could miss out on tens of thousands.
Making small changes to spruce up your house can add big value to your sale.
A third of people who have improved their property in the last five years did it to boost its value, according to research by Ikano Bank.
The Swedish bank, set up by Ikea founder Ingvar Kamprad, has worked with interiors expert Sophie Robinson to come up with top tips to improve your home — and add to its value. Here we give you their advice.
- Keep it clean and tidy: Remember that first impressions count when it comes to attracting potential buyers so make sure the house is clean and uncluttered.
Also think about making more of a key room that looks in most need of renovation. - Happiness is an investment too: As a whole, anything that makes your life easier is likely to make your home more attractive to others too. So focus on the parts of your house that cause you the most stress.
For example, if you are constantly squabbling about bathroom time, it is worth adding an en suite.
Controversial colours and tastes might be a turn-off for some buyers but it doesn’t have to be boring.
Just keep colours simple and co-ordinated. Brits’ favourite colours for home happiness are white, blue and yellow, according to research from Ikano Bank. - Find the right funding: Overspending or running out of money can be stressful, so plan out each stage of your project and get firm quotes from all of your suppliers upfront, to make sure you have the funds sorted beforehand.
As you go, track your costs and keep in mind your ultimate plan.
You might have to make adjustments as you go, but make sure that you prioritise the elements that you can’t add in later. - Know your audience: Think carefully about what is likely to appeal to any buyer in the future.
For example, young professionals might prefer to have an open-plan home — but for families with older children the emphasis might be on privacy and containing noise in different rooms.

Burned a pan? Take a powder
EDWARD BOON, from Daventry, Northamptonshire, says: “If I’ve burned my saucepan I use baking powder and hot boiling water to get it off. It works a treat! “
