Sarah Beeny’s five ‘underrated’ ways to add £5k to your property including one where you don’t have to lift a finger

WHEN it comes to property, few have more expertise than Sarah Beeny.

As a property developer, TV presenter and entrepreneur, she knows a fair few things about how to add value to a home.

Sarah has opened up about her five most underrated tips on how to add up to £5,000 to the value of a property.

Firstly, she advises homeowners to make things as "engaging" as possible for anyone coming for a viewing.

“I think it’s really important to point out things that make the house special but not a running diatribe, so you don’t have to say ‘here’s the kitchen’, obviously it’s the kitchen, it’s got an oven and a sink in it," she explained.

“But it’s nice to say ‘there’s a really great pub down the road that serves good food’, or just ‘half a mile that way there’s a shop that’s open 24 hours a day that is really handy if you run out of milk.’” 

While her second tip is probably self-explanatory, Sarah insists houses MUST be clean and tidy - from top to bottom.

“That’s something that’s massively underrated - especially the windows because it makes the most phenomenal difference," she said.

Don't forget the floor either, as Sarah says a "sparkling floor will instantly lift the room”. 

Some people invest in air fresheners to make their houses smell fresh and floral, but Sarah's not a fan.

However, she also stresses that a home shouldn't smell - of smoke, pets or anything else.

"You need to just clean the house and open the windows," she said.

You don't need to redecorate to add value to the home, but the addition of plants can make a massive difference to every room.

“I would say plants,” she added. “They’re amazing - plants everywhere. 

“Herbs growing in kitchens, everybody loves plants.” 

And finally, go round the house and make a note of all the minor repairs that need to be made.

“Got a dripping tap or a cracked tile? These will send the wrong message to potential buyers," she told Ideal Home magazine.

“From removing grubby sealant to replacing damaged areas of carpet, getting all problems fixed before putting the house on the market is a smart idea.”
